We prepare a complete property information package (PIP) on all properties. These are available from our auction information office or at the auction site during the pre-sale inspection period.
All properties are available for viewing by appointment during our pre-sale inspection period, usually 7-14 days immediately prior to auction day. The exact dates are listed in the property brochure. You may arrange an appointment to tour for personal examination of the property at any time by contacting the auction information office at (800) 473-2292.
A bidder may participate in the auction in one of several ways; in person at the auction site, phone bidding, absentee bidding or internet bidding (available on certain properties). Complete rules and procedures for each method of bidding is available at anytime by contacting the auction information office at (800) 473-2292.
All participating bidders are required to present a bidder deposit in certified funds prior to the auction. These funds are presented in one of four forms:
- CASHIERS CHECK in the prescribed amount made payable to the Escrow Agent.
- CHECK ACCOMPANIED BY AN IRREVOCABLE BANK LETTER OF GUARANTEE on the same account. A sample letter may be obtained for the auction information office.
- WIRE TRANSFER with funds being received by the Escrow Agent prior to being allowed to register. All bidders must present these funds to obtain a bid number from the auction company.
AUCTION DAY REGISTRATION
Auction registration begins 2 hours prior to the auction. A National Auction Group representative will receipt your bidder deposit and provide you with a bidder package containing a bid number, as well as, finalized copies of all documents used during the contracting phase in the event you are the successful bidder. Each bidder should carefully read and discuss these documents prior to the auction. National Auction Group bid assistants and auction consultants are available to answer any questions you may have pertaining to contract documents, bidding process or any last minute questions related to the property.
Prior to the auction the auctioneer will thoroughly explain the terms and conditions of the auction and the bidding process. Immediately before the sale the auctioneer will conduct a charity auction with the proceeds of the sale donated to charity. This allows each person to hear and understand the auctioneers’ chant. The auctioneer will begin the auction by soliciting bids from the bidders. You will need to raise your bid fan or instruct any of the auctioneer’s bid assistants to bid on your behalf.
Congratulations! You are the winning bidder. A National Auction Group representative will prepare and you will sign a purchase and sale agreement and receipt your earnest money deposit. The deposit is typically equal to 10-percent (10%) of the purchase price. The deposit is the bidder deposit with any balance being paid by certified funds, personal check or company check.
A representative from the closing agent will contact you to confirm such issues as name for property title and set a closing date.
